A client of mine, who is the daughter of a Texas A & M University couple here in Scottsdale ran across a program for "First Time Homebuyers" that is remarkable.  

This individual is a single lady 3 years out of college that works for Boeing as an Aeronautical Engineer.

Boeing is a major employer in Mesa, Arizona.

The highpoints of the "First Time Homebuyer" program are these:

• Market Interest rate (in this case 4%)
• 30 year fixed rate
• No points
• No Underwriting Fees
• 3 Months deferred payments
• 5% downpayment
• FICO of 680 and above
• Buyers closing costs minimal, appraisal/recording/tax
• NO PMI
• 3 months escrow reserves
• Price cap of $417,000

I confirmed this with the Lender and was skeptical.  However, after talking with him, this is a for real deal.
